Why Florida is different

A simple schedule by surface
- House exterior (siding/stucco): once a year with a gentle soft wash; twice a year on the shaded or north-facing side if it greens up.
- Roof: every 18–24 months, or sooner if you see black streaks.
- Driveway and sidewalks: every 1–2 years, sooner if you park under trees.
- Pavers and pool deck: every 1–2 years; reseal on its own cycle.
- Gutters (exterior faces): yearly, along with the house wash.
Signs your home is overdue
Green or black patches on the north side, dark streaks on the roof, a driveway that's turned gray-green, slippery pavers, or 'tiger stripes' on your gutters all mean it's time. If you're planning to sell or host, a fresh wash is the highest-return curb-appeal spend there is.
Coastal homes need a little more
